I have a posibility to get a beautiful buck (almost exactly like Preitler has  from my fellow breeder. I breed my does to him once, I know the buck for almost a year and I see him at least once a month. He is healthy, share germs/viruses with my herd (didn`t wash hands everytime I came from him to my herd) and I wonder if it is still necessary to quarantine him when/if I take him home?

Yes

STRESS brings out the germs and it will take time for him to acclimate to his new cage and smells and views and if he should come down with something you don't want him discharging copious amounts of infectious doses into the air that could overwhelm the immune systems of your current rabbits

Most people recommend a 30 day quarantine any time a new rabbit is brought in.

Preferably another room entirely.

See I have my buns on the bottom porch of my house, so I guess, it would be too close to keep the new one's in the same 21x12 area? I could put them on the side of the house though, if need be. I have to start making more cages shortly anyway, for my new kits.

To the side of the house would be a good idea or if you can't, DOWNWIND is the best place for the newbie to be. I don't have a whole other place for a new rabbit, but I do put them downwind and about thirty feet away from the other rabbits. I think being outdoors does the immune system a world of good for both people and animals.
